What to Know Before a Home Inspection

Unlike real estate agents which are licensed and regulated by the State of Hawaii, Hawai'i Home Inspectors are not regulated and are not required to be licensed and/or certified. J1 Home Inspections carry General Liability & E/O Insurance, providing peace of mind for our customers. Most homes sold in Hawaii are sold with a “AS-IS” addendum inserted as part of the documents in the transaction. This means that the seller will disclose only the things that they know of, and are under no obligation to repair any broken items addressed or not addressed. You have the right as a buyer to ask your real estate agent to advise the best course of action, with the finding(s) in the Home Inspection Report.

Consider a Home Warranty

You never know if something is going to break after you've moved in.  Always be prepared for the unexpected.  This way you'll be protected when you need to repair or replace the item that breaks.  


After Receiving The Inspection Report

Immediately discuss the findings with your real estate agent (Buyers & Sellers Agent), and see if/how you should move forward with the purchase. Perhaps ask for the repairs to be fixed or ask for a credit of compensation.

J1HI Using "ASHI" Standards of Practice

Home inspectors play an important role for homeowners and homebuyers. Inspectors help consumers make informed decisions about the condition of the property.  In 1976, The American Society of Home Inspectors (ASHI) was established. This organization created the ASHI Standards of Practice and Code of Ethics to help everyone in a real estate transaction have access to transparent and credible information.

Included in J1 Home Inspections are:

  • Framing and Foundation

  • Entryway walkways and driveways

  • Electrical

  • Plumbing

  • Exterior/Interior Walls

  • Ceilings

  • Flooring

  • Switches, lighting and receptacles

  • Kitchen

  • Windows and doors

  • Garage doors system

  • Air conditioning system (window/split/central)

  • Attics (unless not easily accessible)

  • Siding

  • Roofs

  • Flashing and Trim

  • Soffits (if accessible from ground level)

  • Eaves (if accessible from ground level)

  • Fascias (if accessible from ground level)

  • Gutters & Roof drainage

  • Fixtures and faucets

  • Drain and waste systems

  • Water heating equipment

  • Fuel distribution systems

  • Decks, balconies, patios, etc...

  • Retaining walls


Under ASHI standards, inspectors may choose NOT to inspect specific areas if they are NOT readily accessible or could cause possible damage(s):

  • Screens

  • Shutters

  • Awnings

  • Fences

  • Air conditioning systems (window/split/central)

  • Solar heating systems

  • Carports and Garages

  • Home Appliances (dishwasher, washer, dryer, ovens, microwaves, etc...)

  • Dryer & Washing machine connections

  • Low voltage wiring and components

  • Paint, wallpaper, and other décor

  • Carpeting

  • Blinds or  window treatments

ASHI standards are meant to be used on residential properties only, and WILL NOT offer the following (Opinions, Comments, Suggestions).

  • Predict future performance(s)

  • Assess hazardous condition(s)

  • Offer opinion on home value(s)

  • Determine future costs of repair(s)

  • Compliancy (building codes, bylaws, etc...)

  • Guess how long a component will last

  • Suggest whether to buy the property or not

  • Speculate cause of deficiency

  • Offer warranties or guarantees

  • Perform any illegal action or service

  • Inspect which could cause damage

  • Try to access which is not accessible

  • Move furniture, debris, etc... to access

  • The report is emailed within 24-48 hours from the date of the inspection and will include pictures, and details.
