What To Know Before The Home Inspection
Unlike real estate agents which are licensed and regulated by the State of Hawaii, Hawai'i Home Inspectors are not regulated and are not required to be licensed and/or certified. J1 Home Inspections carry General Liability Insurance, providing peace of mind for our customers. Most homes sold in Hawaii are sold with an “AS-IS” addendum inserted as part of the documents in the transaction. This means that the seller will disclose only the things that they know of, and are under no obligation to repair any broken items addressed or not addressed. You have the right as a buyer to ask your real estate agent to advise the best course of action, with the finding(s) in the Home Inspection Report.

Consider a Home Warranty
You never know if something is going to break after you've moved in. Always be prepared for the unexpected. This way you'll be protected when you need to repair or replace the item that breaks.
After Receiving The Inspection Report
Immediately discuss the findings with your real estate agent (Buyers & Sellers Agent), and see if and how you should move forward with the purchase. Perhaps ask for the repairs to be fixed or ask for a credit of compensation.
J1HI Using "ASHI" Standards of Practice
Home inspectors play an important role for homeowners and homebuyers. Inspectors help consumers make informed decisions about the condition of the property. In 1976, The American Society of Home Inspectors (ASHI) was established. This organization created the ASHI Standards of Practice and Code of Ethics to help everyone in a real estate transaction have access to transparent and credible information.
