What to Know Before a Home Inspection

Unlike real estate agents which are licensed and regulated by the State of Hawaii, Hawai'i Home Inspectors are not regulated and are not required to be licensed and/or certified. J1 Home Inspections carry General Liability & E/O Insurance, providing peace of mind for our customers. Most homes sold in Hawaii are sold with a “AS-IS” addendum inserted as part of the documents in the transaction. This means that the seller will disclose only the things that they know of, and are under no obligation to repair any broken items addressed or not addressed. You have the right as a buyer to ask your real estate agent to advise the best course of action, with the finding(s) in the Home Inspection Report.

Consider a Home Warranty

You never know if something is going to break after you've moved in.  Always be prepared for the unexpected.  This way you'll be protected when you need to repair or replace the item that breaks.

After Receiving The Inspection Report

Immediately discuss the findings with your real estate agent (Buyers & Sellers Agent), and see if/how you should move forward with the purchase. Perhaps ask for the repairs to be fixed or ask for a credit of compensation.

J1HI Using "ASHI" Standards of Practice

Home inspectors play an important role for homeowners and homebuyers. Inspectors help consumers make informed decisions about the condition of the property.  In 1976, The American Society of Home Inspectors (ASHI) was established. As-Built Floor Plans

J1HI'S specially trained field representatives measure and detail all dimensions within the given structure. Specific attention is paid to the placement of all doors, windows and plumbing fixtures. J1HI'S unique CAD Computer System creates exact, to scale, laser sharp drawings.

Discriminating vendors award their listings with confidence when real estate professionals offer the J1HI'S detailed visual product.  Additional square footage may be realized further contributing to customer/client good will.

J1HI'S scaled drawings can be used by general contractors for quotation purposes facilitation of repairs, renovations or expansions to both commercial and residential properties. In addition, these plans are often useful for the acquisition of building and occupancy permits.

J1HI'S attractive computer drawings provide you with a floor plan that is a clear and effective way to assist in the sale of property to prospective buyers. The letter size drawings enable you to discuss size and area configurations on site or email. Plans are also available in full scaled blueprint size and/or on diskette format compatible to your computer system’s requirements.

Scaled dimensions of existing washroom facilities and egress will clearly verify compliance or deficiencies with regard to handicap access.

Providing a J1HI'S floor plan to the appraiser may very well enhance the value of your property by demonstrating additional pertinent details that may possibly be overlooked. Saving time for the appraiser translates into savings for you.

Reduce the possibilities of being over or under insured due to inaccurate area measurements. Rising costs of all types of insurance demand careful attention. With a J1HI'S certified floor plan in hand, and on record, you are guaranteed protection at a competitive and fair rate for exact replacement of your structure due to damage or loss.

The area measurements provided by J1HI'S can serve as a comparison to records used by county property tax assessors. Structures certified by J1HI'S showing less area than county records reflect may be used during the appeal process.

The ultimate goal of real estate marketing material is to convey the proposed property’s details in a factual and enticing manner while making a lasting impression. Floor plans not only refresh the client’s memory of a previous viewing, but allows them to conceptualize their occupancy of your clients space.

Local fire departments often require detailed, displayed diagrams denoting the locations of fire exits and fire fighting equipment in all commercial buildings. Isolating these details after the J1HI'S initial drawings are complete is an easy task for our unique computer system.

Floor plans retained on file with local fire departments enhance the fire fighter’s ability to safely negotiate dark and smoke filled areas while in pursuit of minirnizing damage and saving lives.
